After 21 years working in this market, I’ve learned that the headlines rarely tell the full story. So let me give you the ground-level view.

The Big Picture: Where Baltimore Stands Right Now

Inventory remains tight across most of Baltimore City and County. While we’ve seen a modest uptick in listings compared to the past two years, supply is still well below historic norms. That matters because it means well-priced homes in desirable neighborhoods are still moving quickly — often with multiple offers.

At the same time, buyers are more cautious than they were during the peak frenzy of 2021–2022. Higher mortgage rates have recalibrated expectations, and buyers are doing more due diligence before making offers.
